In addition to any ServicePlus Home Warranty plan, you can add multiple items from the optional coverage list. The ServicePlus warranty for your air conditioner system will cover mechanical parts and components of two ducted electric central air conditioning systems in the house. Window units, humidifiers, non-ducted wall units, and commercial grade equipment will not be covered under this warranty.

Heating System

For the heating system in your house, ServicePlus Home Warranty will cover mechanical parts and components of two systems. These can either be hot water and steam heating system or a centrally ducted forced-air heating system that works on gas, oil, or electricity. An electric baseboard is also covered. In order to be eligible for coverage, the heating system should not exceed a 5-ton capacity. It should be designed for residential use only; commercial units will not be covered under the home warranty.

Please note that maintenance and cleaning are not included in the coverage plan. Fireplaces, chimneys, heat lamps, and other heat sources are not covered under the ServicePlus plan. For water heaters, either gas or electric, this home warranty company covers all parts and components except listed in the Not Covered column.

Electrical System

Electrical system coverage by ServicePlus home warranty is capped at $500 for access, diagnostics, and repairs or replacements per contract term. Central vacuum system, telephone system, cable wiring, security alarms, or any wiring that services a detached structure will not be covered.

Home Appliances

The ServicePlus home warranty offers coverage for the following appliances: washer and dryer, refrigerator, built-in microwave, oven, stove or cooktop, dishwasher, and garbage disposal. All mechanical parts and components crucial to appliance operation are covered, but none of the doors, knobs, racks, trays, handles, and such.

Plumbing Stoppage and System

For any leaks and breaks of water, gas, drain, waste, or vent lines, any ServicePlus Home Warranty plan will provide coverage up to $500 per contract term. This includes access, diagnostics, and repair or replacement. Toilet tanks, bowl, and all the accompanying parts will be replaced with builder’s grades.

In case the contractors need to break through any walls or ceilings in order to access the repair site, the rough finish will be covered up to $500 per claim. Rough finish includes hanging drywall or patching drywall, stucco, and lath. Supplies or labor for painting, sanding, wallpapering, or tile work are not included in the home warranty plan.

He is also a former general contractor with experience with cabinetry, finish carpentry and general home improvement and repair. Andrew earned a degree in journalism from the University of North Carolina at Chapel Hill, as well as a certificate in business journalism. He lives in Charlotte, N.C.
