Roof Types

The construction industry offers a variety of roofs to the homeowners. Roofs may differ in size, shape, material, and technological capabilities. The most popular roof type in the USA is asphalt shingles. This is the most common material used in roofing due to the relatively cheap price and easy installation. Over 32% of the houses across the country are covered with this type of roofing material.

Roofing materials used in the U.S.

The next most popular type of roof is concrete or clay tile, which you can find covering about 25% of American houses. This type of roofing looks prettier than asphalt shingles, lasts longer, and is more energy-efficient, but it is significantly more expensive to install than other types of roofing.

Elastomers and plastic materials are used for roofing in 12% of the houses in the U.S. These are relatively new roofing materials that are mostly used in commercial construction and on residential homes with flat roofs. Other materials – including metal, slate, wood shakes, and composite materials – cover the remaining 13% of houses.

Metal roofs last longer than asphalt shingles and about the same as concrete and clay tile, but they are very noisy. The residents can hear raindrops hitting the roof or birds walking there, which can be annoying, especially during the night time. Metal roofs are losing their popularity and giving way to cheaper and more modern types of roofing materials.

Cost to construct or replace a roof

To estimate the cost of a roof replacement, we have analyzed the research from Homeadvisor, Roofingcalc, Remodel Calculator, and Fixr. The final price depends on multiple factors. These include the size and shape of the roof, the height of the house, the material, the brand, additional technologies and products, and more. The location of the house also plays a role, with Florida being the most expensive state to replace a roof. Of the total price, around 60% is the cost of labor, and the remaining 40% is the cost of the materials.

Also, the total price may include replacing gutters and roof flashing, which will make the whole project more expensive. However, it is usually cheaper to do these together rather than replace the roof and the gutters separately.

The overall prices to replace or construct a roof are presented in the graph below. The most expensive is a tile roof, with a national average price of $23,609, followed by the slate roof with an average price of $19,301. A wood shake roof will cost $17,155 on average to replace, followed by a metal roof which will cost $12,268 on average. A roof with asphalt shingles will set you back an average of $7,344, and the cheapest roof to replace or construct is one with composite material, with an average price tag of $5,500.

How much it costs to repair a roof

How long and how well your roof will serve you depends on the roofing material. For example, asphalt shingles will last around 20 years on average, a wood shake roof will last for about 30 years, while clay tile or metal roofs can last up to 100 years. You may need to repair the roof sooner due to weather damage or due to broken, worn out, or missing parts.

While collecting data about roof repair costs, it was hard to find specific information on prices because they all depend on a particular project. As such, the following prices are just averages and will vary based on specific construction requirements. The most expensive roof to repair is a slate roof, with an average of $1,398, followed by a metal roof with a $1,335 average price tag. If you have a clay tile roof, it will cost you on average $1,250 to repair. An asphalt shingle or wood shake roof will cost you around $750 to repair, while flat, foam or singly-ply roof repair costs an average of just $400.

Home warranty roof coverage

Getting a roof warranty is not a common option offered by home warranty service providers. We researched 67 companies and found that less than half of them offer roof coverage. Upon analyzing each roof warranty in further detail, we found that there was no standard roof warranty. Each company had its own list of covered and non-covered items related to roof repairs.

Roof coverage offered by home warranty companies

Only 6% of the companies included a roof warranty in their plans. In 40% of the companies, it was offered as an optional add-on item priced a la carte. The prices for a roof warranty range from $45 to $180 a year. For example, 2-10 Home Buyers Warranty offers roof coverage up to $1000 for $100 a year.

Some home warranty companies, such as Select Home Warranty, offer free roof leak coverage as a signup bonus to the new customers.

Almost 54% of the analyzed companies did not offer any standard roof warranty. In many leading home warranty companies, such as American Home Shield, roof leaks were not covered, and First American Home Warranty roof coverage was not available either.

 

Roof warranty limitations

A home warranty roof coverage may look appealing to the homeowners, due to the low deductibles. However, a roof warranty comes with many limitations. It is important to be familiar with them when buying a roof coverage home warranty. In the table below, we have gathered information on covered and non-covered items provided by the home warranty companies.

For example, 84% of the companies that we have analyzed mention in their terms that they do not cover any additional objects located on the roof, such as drains, chimneys, vents, etc. Only 58% of the companies that do offer a roof warranty will provide coverage for the occupied living area in the house and the garage roof. Typically, no balcony roofs, condominium or townhouse roofs, decks, or patio rooms are covered.

As appealing as a roof warranty may look, you must read all the terms and conditions carefully before adding it to your home warranty plan. The companies that provide home warranty roof coverage are usually very specific about the materials that they cover, the area of coverage, the type for breakdown, and the reason for repair.

Usually, a roof warranty covers leaks due to rain and/or normal wear and tear only. No cracked or missing material, structural leaks, penetration, or roof replacements are covered. The reasons for repair do not include inclement weather damage, improper construction for the new roof home warranty, pre-existing leaks, or any preventive maintenance.
