    Representatives for Liberty Home Guard have a friendly, confident manner and have answers ready. It has excellent customer reviews, and its website covers almost everything you need to know.

    Massachusetts Home Warranty Companies I Didn’t Include

    Not all home warranty providers operate professionally. Two in particular are known for shady sales practices. Others deny a significant number of claims or have customer agreements that seem deliberately confusing. For these reasons, I didn’t include two home warranty companies in Maine on our list.

    US Home Guard has such a poor reputation that the  Better Business Bureau (BBB) warned consumers about doing business with the company. The BBB said the company was known for confusing and deceptive marketing. US Home Guard uses scare tactics in its marketing — “Your home warranty is about to expire!” — through mailers sent to homeowners who had never been customers.

    Also, Service Plus Home Warranty paid $400,000  to the Massachusetts Office of the Attorney General in 2021 to settle a claim of deceptive marketing. When shopping for a quote online, I did not select the box to allow the company to contact me by phone or text, but the company reached out to me anyway.

    In just a few years in business, Liberty Home Guard carved out a strong reputation within the home warranty industry, with Trustpilot and Google reviews that are overwhelmingly positive. Exceptions often relate to misunderstandings about coverage, which is unfortunately common in the industry. The company provides quality customer service, an extensive list of add-ons, and reasonable premiums and service fees. All of it adds up to customers’ peace of mind.

    Rather than auto-renewing your policy, which sometimes leads to surprise credit card charges, the company’s renewal department checks if you want to renew 60 days before its expiration date. Also, if you’re unhappy with its service during the contract term, you can opt-out and receive a partial refund.

    Within the Allston, MA, area, the company averages five claims a day within a three-mile radius of ZIP code 02134. The average response time is 12 hours. The company’s customer service representative warned me that the response time could be longer within more rural areas of the state.

    Choosing from Liberty’s comprehensive list of extra coverages can be overwhelming, and putting their costs on top of your monthly premiums adds up fast. Extra monthly fees for additional coverage options can be higher than competitor’s prices. For example, pool and spa coverage costs $19.99 a month, but it’s $18 a month with American Home Shield. 

    Liberty’s fees for service calls are also on the higher end. When I called, the representative gave me a lower price of just $100 for a monthly plan or $80 if I bought an annual plan. Coverage limits are also lower, $2,000 per covered item (except when lower), though they reset annually.

    From your first conversation to the time you place a service call, Liberty Home Guard focuses on customer experience. Its large network of service technicians prevents long wait times. You can even track a service technician’s progress on the Liberty app. 

    Liberty Home Guard sells three home warranty plans: one for appliance coverage, one for system coverage, and one that combines the two. All plans start within 30 days of purchase.

    If you buy an extended warranty on your appliances or coverage through your energy provider, you don’t need warranty coverage for them. The Systems Guard Plan protects ductwork, air conditioners, plumbing systems, heating systems, electrical systems, and water heaters. 

    Suppose the opposite is true, and your appliances need protection. In that case, the Appliance Guard Plan covers all major appliances up to and including garage door openers, ceiling fans, exhaust fans, and a garbage disposal. The Total Home Guard plan combines the appliance plan and systems plan into one plan.  If you don’t have warranties or service agreements on either appliances or systems, it’s your most comprehensive coverage plan.

    Deals include two months free if you pay in advance for a one-year agreement. You get additional months free if you prepay up-front for several years of coverage. The customer service representative we spoke to offered to reduce the service fee to $85 per service call. According to every representative I’ve talked to at Liberty, better offers are available when you call.

    Most of these are standard exclusions, but you should also pay attention to the limits on coverage.

    While some add-ons cost slightly more than what competitors charge — for example, a stand-alone freezer is  $7.99 more a month vs. $3.33 from Select Home Warranty — monthly premiums are within the industry price range. If you’re searching for the best deal, talk to a company representative.

    It took less than three minutes to apply for an online quote. However, the company did not list service fees in the quote process. To find out what you’d pay if you need service, you have to call.  Liberty Home Guard’s customer service representative was friendly, and he answered my questions.

    He told me the service call fee is $100 per call but drops to $80 if you prepay a one-year year agreement. He provided data on response times in the ZIP code I asked about and about how often the company sends out technicians. His information impressed me.

    Liberty Home Guard’s customers on Trustpilot rated the company 4.7 out of 5 stars, the highest rating among its competitors. Reviewers regularly mentioned quality customer service and fast claims resolution.

    Home warranty companies often receive negative customer reviews because many people lack an understanding of exclusions and coverage limits. Most of Liberty’s negative reviews are of this type.

    Note (as of 3/8/24): The Better Business Bureau recently shifted LHG’s A+ rating to “NR.” We reached out to a representative, and the BBB told us, “This business is not currently rated. BBB has recently received numerous complaints against this business and will issue a rating after it has fully evaluated them.” When asked about whether it revokes ratings after an increase in complaints, the rep said, “Yes, if they feel they need to review the complaints first before issuing an accurate rating.” This scenario has happened to LHG twice in the last two years, but each time, the BBB has restored its A+ rating after a thorough review.

    After you buy a Liberty Home Guard policy, the company sends you a link to set up your customer portal and download its app. While you can file claims online or over the phone, you can also use the app to file claims and track your service technician’s progress and projected arrival time at your house.


    Liberty Home Guard strives to respond to complaints within 24 hours. Unlike other companies that charge extra for after-hours calls, such as Elite Home Warranty, if you need a service technician at night, on a weekend, or on a holiday, Liberty Home Guard doesn’t charge extra. A recent partnership with Progressive Insurance widened the company’s network of technicians, increasing its ability to promise a quick turnaround.

    Liberty Home Guard sells policies in 50 states, indicating that the company’s policies comply with multiple state regulations, which is a good sign for its trustworthiness.

    Have you invested in a top-of-the-line smart refrigerator? The lower coverage limits of other home warranty providers, who typically only cover up to $2,000 to $3,000 of repairs and replacement, just won’t cut it. American Home Shield has some of the best (highest) coverage limits in the business —up to $5,000 for HVAC and up to $4,000 for appliances under the ShieldPlatinum plan.

     These coverage limits rank better than those of its competitors. Policies also include up to a $50,000 limit for the whole year’s coverage under every plan. If you buy its most expensive plan, you’ll also get roof leak coverage of up to $1,000 per contract term and a free HVAC tune-up. 

    Customers often complain in reviews about inexperienced, unqualified service technicians, closed claims without resolution, and extra charges for repairs. If you live in Massachusetts and have ever had an insurance adjuster estimate a homeowners insurance claim for a roof repair, you know that “industry averages” rarely match the real costs. Some customer reviews say AHS paid out claims at “industry average,” which could hurt Massachusetts residents. 

    The customer service representative we talked to struggled to answer questions that didn’t come from a script. For example, when I asked about licensed technicians in my area, she kept misunderstanding and giving me the nationwide number of technicians. She rushed the call and pushed to get my information rather than answer my questions.

    AHS wouldn’t be a good choice for someone with older appliances and systems in their home, but its higher coverage limits could save a homeowner who’d bought luxury appliances and installed a new HVAC system.  If the monthly premium for ShieldPlatinum doesn’t fit your budget, pick a higher service fee to get a lower premium. There’s a 30-day waiting period before coverage begins.

    You can pick from among service plans from AHS. The first one, ShieldSilver, covers only major systems, such as your heating and air conditioning systems, electrical systems and accessories, and plumbing systems and accessories. The next plan, ShieldGold, includes everything in the ShieldSilver plan and adds on kitchen and laundry appliances. 

    With ShieldPlatinum, you get everything included in the other two plans plus roof coverage — a rarity in the home warranty industry — $250 of protection for code violations, permits, modifications, an HVAC tune-up, and more. The HVAC limit is $5,000 per system under all plans. The cap for appliances is $2,000 per item under the ShieldGold plan and increases to $4,000 per appliance with the Shield Platinum policy. Some people may feel that they need roof-leak coverage.

    The AHS website offers a 40% discount off ShieldGold. Picking a higher deductible lowers your monthly premium. For example, with the ShieldPlatinum plan and a $125 deductible, the monthly fee is only $129.99. If you pick a $100 deductible, the premium jumps to $139.99.

    American Home Shield structures its pleasing coverage limits by contract terms. If your HVAC needs a $5,000 repair in the first year of a three-year plan, you won’t have coverage for future repairs over the final two years of the plan. While buying a multi-year plan could save you money, consider whether you have a system or appliance that might need to be fixed more than once within that longer contract term. 

    AHS’s monthly fees fall within the industry range, though higher service fees take away from its affordability. If you can swing the higher monthly premium, pick a lower service fee. There are no extra fees for emergency calls.

    It was easy to obtain an online quote, but the online quote did not make the service fee clear. I called and spoke with a representative at American Home Shield who struggled to answer questions that veered from a script. She didn’t offer the discount off ShieldGold until I asked, so it’s worthwhile to get an online quote before calling.

    While American Home Shield’s  Better Business Bureau score of B is decent, customers do have some complaints. They specifically mention poor customer service, the lack of qualified service technicians in their area,  and difficulty with cancellations. 

    Positive or negative reviews depend heavily on the local service technicians. However, some reviews do state that American Home Shield paid the majority of large repairs and replaced several major appliances, so the company doesn’t always deny claims or leave customers dissatisfied.

    After you file a claim online or by calling, you can expect a turnaround time of 24 to 48 hours before it sets up a service appointment. Emergency response time is within 24 hours. One nice thing: if there’s an issue after a repair and within the next 30 days, the company sends out another service technician for free.

    There are 17,500 contractors and 45,000 service technicians in AHS’s nationwide network. There are multiple channels through which to open a claim, and it has a decent response time.

    With Massachusetts having a cost of living 27.5% higher than the U.S. average, living there is expensive. If a smaller budget drives your decision, look at Select Home Warranty. It has reasonably priced plans and low service fees.

    Plans start as low as $45 a month for a basic plan. While that isn’t the cheapest on the list, consider the price of service calls. While competitors’ service fees start at $100 and go up, all of Select Home Warranty’s plans charge a $85 service fee. 

    After you file a claim, service technicians get to you within 24 to 48 hours. Workmanship is guaranteed for up to 90 days. Select Home Warranty offers emergency services in Allston within three to four hours at no extra charge. That’s perfect if your AC goes out on a hot summer day.

    The trade-off for cheaper service fees might be poorer customer service. Reviewers online claim that the company doesn’t honor its 24- to 48-hour promise of prompt service calls and also denies claims multiple times. Also, it has no pricing information online. You must call. 

    Select Home Warranty only sells a small list of add-ons,  which might not cover everything you need. Plus, deals and discounts can be hard to understand as they depend on whether you pay monthly or annually.

    For reasonable premiums, cheap service fees, and a 24- to 48-hour response time, Select Home Warranty is a solid choice for a home warranty. It’s nice that it doesn’t charge for same-day emergency service, especially if your heat fails in January during a Nor’easter.

    When you’re shopping for one of Select’s three plans, think about what your home needs. If you bought warranties with your appliances, look at the Gold Care plan, which only protects systems. The Gold Care Plan covers heating, air conditioning, plumbing, and electric systems. If you’re lucky enough to live in a Massachusetts home with ductwork instead of radiators, it’s also protected.

    Need appliances covered? Buy the Bronze Care plan. It includes your refrigerator, washer, dryer, stove, oven, garbage disposal, dishwasher, built-in microwave, and cooktop. 

    If you need both, go with Platinum Care, which includes both systems and appliances and adds on a garage door opener, ceiling fan, and plumbing stoppages. If you prepay a year, you’ll get two months free (added on to the total contract term, making it 14 months) and $150 off. The service fee is normally $100, though the customer service representative said he’d lower it to $75 if I signed up that day.

The representative I spoke with was friendly and volunteered information about reviews and online rankings.

    Select Home Warranty’s customers report mixed experiences. The company has a B rating from the BBB and a high score on Trustpilot (3.8  out of 5 stars ). 

    Positive reviews address the sales experience while buying a policy, while negative reviews address service and coverage. After signing up for policies, customers claimed the company refused to pay for all the repairs, it took a long time to send out a service technician, or multiple claims were denied.

    Elite Home Warranty has built a strong reputation in four years. It doesn’t blow up your phone after you apply for a quote. It’s accessible through multiple service channels if you need to file a claim. And it delivers superior customer service. Elite has noted the problems in the industry and is trying to do better.

    Repairs come with a 90-day guarantee on parts, labor, and installation workmanship. Some competitors cover parts and labor, but few cover installation. Also, higher coverage limits protect homeowners who buy high-end, luxury appliances. These appliances are expensive to replace and repair.

    Elite doesn’t make pricing available online, but our secret shopping revealed that some add-ons are more expensive than what competitors offer. A $8.33 sump pump option was more than Select Home Warranty’s cost of $3.33. However, it was less than Liberty Home Guard’s $8.99 price.

    Also, Elite’s pool and spa equipment runs an extra $16 a month instead of the $14.16 that Select Home Warranty Charges. Added charges for luxury appliances undermine Elite’s higher coverage caps because the reason you pay extra is to get that increased coverage.

    Weekend emergencies also cost extra. Instead of a $70 service call, you’ll pay $150 on a weekend (or a holiday).  Also, if your water heater (for example) breaks and you need an after-hours repair, the service fee is $150.

    Elite Home Warranty has carved out an industry niche through customer service, high coverage limits, and a parts, labor, and installation warranty. If you have high-end appliances and want guarantees that repaired items will stay repaired, pick Elite.

    When shopping Elite’s warranty plans, you can pick a systems-only plan, an appliance-only plan or choose the most comprehensive plan (Elite Complete) with sweeping coverage.

    Like its competitor, American Home Shield, Elite has higher financial coverage than industry standards, which usually max out around $3,000. It protects appliances up to $6,000 and systems up to $10,000. These higher caps provide the most financial protection I’ve seen among home warranty companies. For example, American Home Shield offers only up to $5,000 in HVAC protection. 

    However, if you look at the service agreement for Massachusetts, you’ll find a lot of restrictions. Under each plan, replacement coverage doesn’t kick in until 90 days. Before then, the company only commits to $300 to cover repairs and parts. Also, it caps protection for water heaters and other maintenance at $500 if a service technician deems the repair necessary because of neglect or lack of maintenance.

    While we shopped secretly, a customer service representative offered $150 as an incentive to get started.

    Elite’s service contracts have broad exclusions. 

    Acts of God is a term from homeowners insurance policies, and it can mean everything from severe weather — like flooding down on the Cape — to the combination of extreme weather and neglected maintenance — a flat roof that collapses under heavy snow. This phrase and the “lack of maintenance” exclusion raise concerns for home warranty buyers. My advice: If you sign up with Elite, keep good maintenance records.

    Elite’s pricing is within competitors’ ranges or is cheaper. For example, the Complete plan costs less than American Home Shield’s Platinum Plan. But while Elite’s monthly pricing is competitive, shoppers can incur added fees beyond standard service charges.

    On weekends, Elite hikes its fee to $150. It also charges $150 extra for servicing professional-grade appliances. In contrast, Liberty Home Guard does not raise fees for night and weekend service calls.

    Elite’s website has comprehensive information available. Its BBB reviews appear on the main page, and under “sample policy,” you can select Massachusetts and read the service agreement. I highly recommend reading the service agreement in detail. As noted under “Plans and Coverage,” there is much hidden in the fine print.

    A customer representative wanted to sell me the most expensive plan f but gladly answered questions about other plans. Talking with him was pleasant, and he answered my questions. Elite guarantees a 24- to 48-hour arrival window for any service technicians. 

    Elite Home Warranty doesn’t have many reviews, which is hardly surprising for a newer company. Most customers, however, had complimentary things to say.  Customers overwhelmingly praised the customer service when signing up, mentioning that the company sent local technicians, solved problems quickly, and covered the repairs.  Several customers had previous experiences with other home warranty companies and thought that Elite did a better job.

    Elite claims process receives a lower rating. At the same time, you can file a claim online or over the phone 24 hours a day and on weekends and holidays. If your dishwasher hose springs a leak and you come home from work to a flooded kitchen, you’ll be waiting for help to arrive. The response time during business hours is 24 to 48 hours after receiving a claim. 

    Elite Home Warranty responds to claims 24/7/365,  although after-hours emergency services cost $150 instead of the usual $70 service fee. You can file claims over the phone or online.

    AFC Home Club has a well-designed website that makes it easy to find information. Under “Plans & Pricing,” homeowners can find what AFC includes in each of its four plans and click on an item to get more details. For example, if the drain valve on your water heater breaks, it’s not covered. 

    No other home warranty company operates with this level of transparency. Often, you’ll find exclusions for appliance components hidden in the fine print. For example, Elite Home Warranty’s agreement says it doesn’t cover parts for sealed components of refrigerators.

    While emergency or same-day services aren’t available, homeowners can call their favorite technicians to fix after-hours problems. However, they must contact AFC Home Club’s claims department to verify that the service provider is licensed and insured. When the repairs are complete, AFC can pay the technician directly, or you can pay the tech and request a reimbursement from AFC.

    AFC sells only a few extra customization coverages. Also, the pricing for add-ons is the highest on our list of providers. While Choice Home Warranty charges $3.33 a month and Liberty Home Guard charges $8.99 a month for sump pump coverage, AFC’s rate is $35 a month. 

    Customer reviews about AFC also give me pause, particularly about claims experiences. There appears to be a lot of confusion about coverage limits and replacement policies. Before signing up, familiarize yourself with the sample contracts available online.

    AFC Home Club has a clear commitment to educating customers about its plans. It’s possible to receive after-hours service and pick your technician. While its add-ons list is small, plans have variety.

    When you choose a plan, you also pick a premium. If you’d rather pay a higher price to have a less expensive service call fee, choose the $75 service fee. If you prefer to spend less per month, you choose a higher service fee, $125. Adjusting these numbers is the same as being able to lower homeowners insurance premiums by selecting a higher deductible.

    The Silver Plan protects nine common household appliances: your washer, dryer, garage door opener, and everything in the kitchen, from the garbage disposal to the refrigerator. 

    The Gold Plan builds on the Silver Plan by adding coverage for the air conditioning and heating system, electrical systems, plumbing, water heater, and ductwork. The third coverage tier, the Platinum Plan, gives you the benefits of the Silver and Gold Plan plus exhaust, attic fans, ceiling fans, faucets, plumbing stoppages, an ice maker, and a built-in microwave. 

    AFC Home Club’s top tier, the Diamond Plan, costs approximately $35 more a month. Its biggest difference from the Platinum Plan is that it also covers electronics and exterior water and sewer lines. Someone with a 10-year-old TV probably doesn’t need extra electronics coverage. And if you live in one of Boston’s many condos, water and sewer lines could be the responsibility of your homeowner’s association.

    Most of AFC’s add-on coverages sell at higher prices than competitors. Monthly coverage for a sump pump is the most expensive on this list — something to keep in mind if you live on the Cape and your sump pump got a workout last spring. This list of optional coverages includes:

    Could code violations be a problem if you live in a 150-year-old house? Possibly. Code issues are likely not a problem if you live in a home that is younger than 20 years old. However, if you need a home upgrade because of a code violation, you must provide maintenance records before AFC Home Club will pay for it. 

    Also, the company requests an annual maintenance log from licensed technicians before it approves service requests for HVAC systems. If a technician recommended a repair on a prior visit that you don’t have done, you will forfeit the coverage.

    One of the most expensive policies on the market, the Diamond Plan includes coverage for exterior water and sewer lines that no other plan or company has. If you invested in high-end electronics and didn’t buy manufacturer warranties, it’s also a good deal. Pricing for its other plans is comparable to competitors, and it offers discounts.

    AFC’s website is the best of all its competitors. You can find sample contracts, the coverage under each plan, and pricing, all explained with comprehensive FAQs. Customer service over the phone is polite, doesn’t have a “sales call” feel, and answers all my questions patiently.

    AFC Home Club has a B rating from the BBB, 3.0 out of 5 stars on Trustpilot, and 3.7  out of 5 stars on Google. While not as strong as Elite Home Warranty’s ratings, they’re still respectable.

    The majority of negative reviews said the company denied claims that the homeowner thought were valid, that the service technician couldn’t complete the job, or that the contract’s fine print hid important relevant information.

    Rather than resetting annually, AFC Home Club sets limits of up to $3,000 per item per membership term. If you bought a three-year policy and needed $3,000 in repairs to a broken HVAC system in Year 1,  you won’t be eligible for HVAC repairs in Year 3.

    Massachusetts Home Warranty Regulations

    Home warranty companies that want to sell policies in Massachusetts must have a certificate of authority issued by the state’s Division of Insurance. In addition, these companies are regulated at both the federal and state level. If you have a problem with a home warranty company, you can file a complaint with the Massachusetts Division of Insurance.

    There are no specific regulations about claims, and Massachusetts law makes clear that a home warranty company is not the same as homeowners insurance. However, home warranty companies must avoid unfair methods of competition and unfair or deceptive acts or practices in the business of insurance per Chapter 176D of the Massachusetts General Laws.

    Watch out for home warranty scams sent through the mail. News organizations in Massachusetts have been warning consumers about deceptive mailings sent to their homes. These mailings are made to look like they come from your mortgage company’s “home warranty department” and warn homeowners about expiring home warranties. But the fine print reads, “We are not affiliated with your current mortgage,” and these are fraudulent attempts to get you to sign up.
