Let’s face it: without air conditioning, the population of Florida, from Jacksonville to Tampa to Miami, would look a lot different. So having a functioning HVAC system is the most important system a home warranty service could provide. That is probably a big reason why you are putting the time in to research your best options right here.

Our home warranty reviews are meant to answer all your questions from AC to your water heater and provide you with the crucial information you need to make a decision about home warranty coverage that is the best fit for your Jacksonville lifestyle.

Please note: as rule of thumb, all companies that service Florida residents should be able to serve you if you live in the Jacksonville metro.

Who Needs A JAX Home Warranty?

You have had enough with home repairs. DIY is just not your thing. For you, a home warranty can offer peace of mind and fewer hassles when it comes to the nitty-gritty of homeownership.

If your cooktop stops working, or your garbage disposal goes on the fritz, or plumbing stoppages are keeping you awake worrying what’s next, a home warranty can take care of all those concerns.

Buying a home is a nerve-wracking process under the best circumstances. And while new homes have builder warranties and manufacturer’s warranties for major systems and home appliances, existing homes over 10 years old generally do not have those kinds of protections.

A home warranty can give you the peace of mind you need to go ahead and make the purchase on a home you love, but which has some older appliances and systems that function–but for how long?

New to Jacksonville? You can’t spend every minute house hunting and home warranty shopping. Here are 21 great things to do in and around the city:

Home Sellers and Real Estate Agents

Even in a strong real estate market, every advantage makes a difference. If you are selling your home, consider offering a home warranty as an incentive.

Most home warranty companies offer plans realtors can purchase on behalf of their clients. This is a great way for you as a real estate agent to provide the nudge a buyer or seller may need to make an offer or list their home with you.

Renters and Landlords

You don’t want any problems in your Jacksonville short-term rental. A home warranty can be a quick way to manage problems when they arise, without having to hire a property manager to do all the heavy lifting. So if a dishwasher quits or even HVAC ductwork develops cracks, you can call on the home warranty service provider to take care of it.

What Should You Think About When Purchasing A Home Warranty in Jacksonville?

best home warranty review for jacksonville florida

While your homeowners insurance may take care of damage directly caused by the extreme weather events like hurricanes and tropical storms you experience in Jacksonville, what about all the everyday heat and humidity, not to mention the stress your systems and appliances endure even if a storm doesn’t knock them out right away? That is when a home warranty can come in handy. Weather in Jacksonville is a huge factor in the wear and tear on the major home systems and appliances in your home.

With average July temperatures in the 90s and average January lows in the 40s, it might seem hard for you to complain about the weather. But then comes the precipitation! Over 100 days of precipitation a year, accumulating to about 50 inches. You’ve got to take care of your home in this kind of environment, and a home warranty is one good way to do that.

Ahh, the geography of northeastern Florida. It’s hard to beat. Living on the coastal plains means the ocean is ever-present, even when you are living inland. There are 15 miles of beach in Duval County alone. Very nice. Yet, the salt air can do a number on everything from your water heater to your plumbing system or electrical system.

You love where you live. Right by the water, not far (but far enough, thank goodness) from Orlando, or Savannah and points north in Georgia. Life in the southeast is easy, unless you’ve experienced the financial woes of an expensive air conditioning, furnace or septic system repair.

Luckily, because home warranties are so readily available in your area, the top companies offer an extensive network of contractors ready to help when you need them the most. For example, Choice Home Warranty has a network of over 25,000 specialized technicians.

Real Estate Data

Real estate in the Jacksonville area is faring well, all things considered in 2021. Median list prices continue to rise slightly, right around $225,000, with median sold prices (the amount the home actually sells for) not far below the listing price.

While deciding when to put in offer in on a house or make a move is tricky, the decision to purchase a home warranty is a no-brainer. The right home warranty plan will leave you confident that your essential home appliances and systems are protected wherever life takes you.

What Will A Home Warranty Cost A Resident Of JAX?

It all depends on the coverage you want. For the heat, humidity, and saltwater air that are big factors in Jacksonville, you probably will want at least a systems plan. You can generally expect to pay anywhere from the high $300s to the high $700s depending on the amount of coverage you are looking for, and the add-on coverage you may choose. First American, for instance, offers plans for as little as $25 a month, but be sure to get a quote specific to your address and needs.

And don’t forget about the home service call fee. This is the charge you will get when you call in a claim and a service pro comes out to take a look. This service fee ranges from $75 to $125.

What Types Of Jacksonville Plans Are Available?

Home warranty plans come in three basic types. The most basic is the Appliances Plan. This might be called “Basic Plan” or “Bronze Plan” or some similar name, but it is meant to cover just the major appliances in your home. There are also Systems Plans that–you guessed it–cover the major systems in your home. They might be called “Silver” or something similar. The best value for the money is usually the Combo Plan which covers all major appliances and systems in one protection plan.

Most home warranty companies also offer add-on protection as well, for items like pool, spa, extra A/C unit, second refrigerator, roof and well pump. Living in Florida, it’s important to consider how you could benefit from protecting your pool with a home warranty plan that offers great coverage and generous limits.

Jacksonville Home Warranty Facts

Is A Home Warranty Worth It In Jacksonville?

If your refrigerator just quits, your homeowners insurance doesn’t really care about that. When your air conditioner quits on a sweltering August day, it’s not their problem. That’s why a home warranty can be so valuable for residents living in and around Jacksonville.

With a home warranty, everything from your AC to ceiling fans, to your garage door openers can be covered. Then, you just make a service request call and a qualified professional will come out and evaluate the situation. Home warranty companies, of course, make money when they don’t cover your claim. Read the policy carefully to find out what is covered and what is excluded, so you can find a plan that is most in sync with the specific appliances and systems in your home.

What Are The Home Warranty Regulations In Florida?

A home warranty is a service contract. Under Florida law, there are provisions especially regarding automatic renewal that state a service contract with automatic renewal must have the “automatic renewal provision clearly and conspicuously in the contract or contract offer.”

So, for instance, First American is a company that makes renewal automatic, so you’ll want to look for that clearly and conspicuously in the contract.

Top Home Warranties For Jacksonville Reviewed

#1 Pick: Choice Home Warranty

If you have an older Jacksonville home with some functioning but aging-out appliances or systems, don’t worry. Choice Home Warranty won’t deny coverage for older systems and appliances. Their Total Plan is, well, pretty total–giving you coverage for what you are most likely to need to maintain your home. And their optional coverage will not only cover the pool, but the extra fridge in the garage to keep the all-important poolside beverages nicely chilled.

They do only offer 2 plans instead of the 3 offered by many of their competitors, but the Total Plan is their most popular, and you will not likely miss having a 3rd option.

  • Won’t deny coverage for older appliances/systems
  • Free cancellation in the first 30 days

  • Only 2 plans instead of 3 options others offer
  • Not customizable

#2 Pick: American Home Shield

Especially for the heat, humidity, and unpredictability of Jacksonville weather, AHS has the kind of comprehensive plans that you can use. If things go really wrong, they have higher limits on claims than some others we review here. Repair and especially replacement costs can be prohibitive, especially on your larger systems. $3,000 limit. Also, they allow you to choose your own service fee, between $75 and $125–with a decrease in premium the higher the service fee.

The Combo Plan is their most popular, plus they offer add-on coverage for the pool and spa in the back yard. Nice!

  • You can choose your own service fee.
  • Higher claim limits
  • Lower chance of claim denial

  • Limited add-on coverage compared to other plans
  • Higher premiums than some others

#3 Pick: Select Home Warranty

Another solid option is Select Home Warranty. They have a good reputation, especially the contractors who service claims through Select. And if you are moving somewhere, you can take your plan with you with no extra transfer fee. They offer three plans, which cover most items you will need, but they do not offer add-on coverage. But on all their plans, they do offer limited roof leak coverage–optional with most other providers–and a big bonus in the 100+ days of precipitation in the Jacksonville area.

There is a $75 cancellation fee, so be aware of that. If you are looking to “try a plan on for size” Select is not the way to go. But with their reputation and range of plans, they are definitely a company to consider.

  • No cost to transfer coverage
  • Known for the professionalism of their contractors

  • No add-on coverage
  • $75 cancellation fee

#4 Pick: Total Home Protection

Total Home Protection has good coverage options, a solid reputation, and fewer BBB complaints than other companies. And while they only offer a basic and combo plan, they have a list of add-on coverage that is hard to beat. And if the first service call does not fix the problem, they offer reservice (as it should be) for failed repairs.

Do note that with THP you only have one day to file a claim with THP, so be aware of that limitation.

  • Great reputation/fewest complaints
  • A long list of optional coverage

  • 2 plans instead of 3
  • Only 1 day to submit a claim, instead of standard 3 days

#5 Pick: First American Home Warranty

If you are shopping for a low price leader with solid coverage, First American is a great choice. And even with reasonable premiums, they also offer some of the higher claim limits (up to $3,500) among the reviewed plans.

On the other hand, they offer more limited add-on coverage than other plans, and only offer 2 plans, Basic and Premier. But if you are working with a tight budget, First American can bring you some peace of mind without breaking the bank.

  • Lower premiums
  • Higher claim limits

  • Be aware–the plan will automatically renew unless you tell them otherwise
  • Limited add-on coverage
