“We have been having problems with our heating. The problem, little to no heat! We put in a work order with Choice Home Warranty, and within a few days Rabbit Heating and Air came to help. After inspecting our unit, some issues were identified. We are now waiting to see which way we can head to fix these issues, but so far we are pleased with the service we have received." - Joe L.
“Great experience, great and honest company. I've never had any problems or issues with them. Extremely fast to resolve your issues. Top-notch company. My family and friends will NEVER use another company. My A/C was repaired within 48hrs by a top company. Later my garbage disposal was replaced in 24 hrs with a top-of-the-line product. I signed with them on 12/29/21, and I have had 2 different claims in 4 **. They took care of ** immediately, no questions asked.” -Alfred F.

Those fears were immediately quashed, I called in at 8 pm on a Saturday, and an intelligent rep picked up my call and even got my account manager, who is my regular point of contact, on the phone. By Monday, a technician was at my home fixing the issue. Liberty Home Guard covered the entire cost of the job. They are truly a phenomenal company!” - Alvin C
“Very pleased with the resolution to my dryer issue. LHG made things happen quickly, particularly as this issue occurred during the holidays!”- Mark L.

What Customers Are Saying
"Repairman came out on time and saw my washer was not repairable, so he made the phone call to AHS to let them know. I received an email from AHS the same afternoon and was told I could order a new washer comparable to what I had from the list they had, or i could take a cash option. I chose a washer on their list and 1 week later it was delivered and installed and the old one was hauled off. It was easy, fast and professional. I love having AHS." - Cindy A.
“Easy to start coverage. Competitive prices. We had two issues in the first three months (dryer, HVAC), and the claim process was simple and extremely fast. We had technicians in our house for both issues in just a couple of days.”- Christopher F.

What Customers Are Saying
"Our refrigerator wasn't working and we almost bought a new one when I remembered our home warranty. I called and a technician called us back and ordered a new part. We unfortunately had to wait a week for the part but thats life these days. Our technician **** came and installed it. When he called later to check on it, our fridge still wasn't cold enough and he came back a second time and got it working fine. All for the price of my deductible! Better than buying a new refrigerator. Great service!" - Patricia S.
“Just with my first service call, I am pleased with the response time, quick appt window, and the contractor that responded. They came out to the home and were very knowledgeable. SHW even followed up on how everything went. That's what you expect from a home warranty company. Thanks again.”- Natasha H.

What Customers are saying:
“I have been with First American for the past two years. The response time and covered actions have been above average, significantly above, compared to the other companies I have used over the past 15 years. Rates are reasonable given the amount of household equipment they include in their standard coverage, but the additional premium coverage leaves very little equipment not covered under the policy. Highly recommend this company and the premium policy”- Neil. L

How to Find the Best Home Warranty in Florida
Now that you have a better understanding of what the best home warranty plans in Florida are, you may be ready to choose the perfect one for your Florida home. It's important to note that the best home warranties in Florida are also top home warranties of America. When narrowing down the plan choices, it is essential to consider a few of the following factors.
Customer Reviews
A home warranty sales professional can make quite a few promises; however, when the plan is in place, you will get the true test of how it can help your home. Reading customer reviews from other Florida homeowners about what the policies have to offer and how they can benefit you will give you a much better feel as to what home warranty plan is the best for you. Moreover, reading individual home warranty reviews can help you get a better picture of all costs and coverages offered by a provider.
Plan Coverage
A basic plan from one company will look completely different from that of a basic plan from another company. Take time to compare the coverages offered under each plan. Before you even start shopping for home warranty policies, make a list of the items around your home that you want to ensure are covered. For most Florida residents, this is going to include the HVAC system.
Workmanship Guarantee
Home warranty repair technicians are quite good at managing repairs. However, this does not mean that all home warranty plans are going to last. Workmanship guarantees that go 90 or 180 days out will help to ensure that you are not paying extra service fees for your home warranty plan.
Home Warranty Tips for Florida Residents
Florida is a unique state, which is probably one of the main reasons it welcomes so many new residents each year. However, even though Florida is a wonderful place to live, there are some issues with living in Florida that should be considered for Florida residents. These issues can often be made a bit better by having a home warranty in place.
Let’s start with the most obvious fact that Florida can get really hot. It doesn’t matter if you live in Tallahassee or Miami; the temperatures can reach well over 100 degrees. When you factor in the humidity, it becomes difficult to stay cool in Florida.
Luckily we have things like the HVAC system, ceiling fans, or swimming pools to help keep us cool. A home warranty policy for Florida residents should have good HVAC/air conditioner coverage and higher limits. CHW and AHS have some of the higher limits on the market; they may be able to help out should you need a replacement of your AC.
Another critical thing to consider for Florida residents is the salt air. In areas like Naples, Bonita Springs, Ft. Myers, and even Port St. Lucie, there are some issues with how salt can deteriorate electronics and appliances. Florida homeowners will find that their televisions, microwaves, and even dishwashers tend to wear out a bit sooner than they would in other states.
Most people assume that all of Florida is warm the entire year. However, this is just not the case. Although your chances of finding warm weather in Florida during the winter are quite high, there are areas such as Jacksonville, Destin, and even Orlando that can get some nights with freezing temperatures. This means that Florida homeowners will also want to consider heating systems to help them keep the home comfortable all year.
Make sure that as you purchase your home warranty plan, you fully understand that it is not a homeowners insurance plan. Florida homeowners insurance will include coverage for things like lightning strikes, hurricanes, tornadoes, and any of the other crazy weather that you can see in Florida. Your home warranty in Florida policy is more about normal wear and tear.
Home Warranty Regulations in Florida
The great thing about all home warranty options in Florida is that the Office of Insurance Regulations regulates them. Even though a home warranty is not the same as a homeowners insurance policy, many of the plan’s attributes work in the same way. The home warranty regulations in Florida are easy to find and are searchable on the internet.
You can simply look up to see if a plan is properly covered under the Office of Insurance Regulations, but every option on our top 7 home warranties in Florida is going to be included.
A Final Word On Purchasing a Home Warranty In Florida
Now that you know what a home warranty looks like for a Florida homeowner, you should be well on your way to making a selection. Before you commit to a plan, request a free quote and sample service contract to review.
After carefully selecting your home protection plan, you can stop worrying about the replacement costs of system failures and focus on the benefits of homeownership.
After much consideration, our number one pick in the Florida market is Choice Home Warranty. It provides the best protection for all kinds of homeowners-- new buyers, retirees, vacation homeowners, and more.

- We update all of this information on a continuous basis, storing it in a proprietary database that allows us to compare dozens of home warranty companies in Florida against each other.
From here we created a comprehensive, 100 point, rating scale based on the following factors:
- Plan options (25): Providers that offer more flexibility in their plans are rated higher.
- Coverage specifics (5): The more items covered in a home warranty plan, the higher the score.
- Pricing (25): We take the monthly fee and service fee into consideration when rating pricing.
- Trustworthiness (25): We comb through hundreds of reviews and check on BBB ratings to determine the trustworthiness of a company.
- State availability (5): Finding coverage in your state can be a challenge if home warranty companies aren’t located there. The more states covered, the higher the score.
- Customer service (10): Is this home warranty company responsive? Does it respond quickly to claims filed? Is its customer service line helpful in answering questions? All of these factors are considered when rating customer service.
- Additional benefits (5): Home warranty companies will typically offer special promotions or benefits for signing up for their services. The companies with the most benefit scored higher.
Of the 50 different companies that we’ve reviewed, we've broken down the seven best providers for home warranty coverage. To keep our ratings and data current, we have a full-time researcher who collects (and regularly updates) more than 100 specific data points from each company to help us compare them on key factors such as coverage, cost, service, and dependability. This list is ever-changing, as companies will update policies and procedures, and we will change our information accordingly.
