Coverage

There are two First American Home Warranty plans available to customers in eligible states. The Basic Plan includes the following home appliances only: garbage disposal, dishwasher, oven range, cooktop, microwave, trash compactor, refrigerator, washer, and dryer. None of the home systems are included.

The FAHW Premier Plan covers all home appliances mentioned in the Basic Plan plus some home systems including heating, plumbing, electrical, and central vacuum. This plan works best for customers who want almost everything in their house covered by a home warranty. The total cost for each plan can be split into twelve monthly payments without any extra fees. The service call fee with any plan is $75.


Optional coverage by First American warranty is available for customers who would like to include a central air conditioning system, well pump, additional refrigerator, or pool/spa equipment to their plan. Each item in this plan is priced separately. Please refer to the table below for current prices.

Heating System

The FAHW contract covers gas, electric, oil furnaces, and thermostats, as well as heat pumps, radiators, and heating elements. The service providers will recharge the heat pump refrigerant or replace the whole split system if needed. However, no auxiliary space heaters, fireplaces, chimneys, or underground or outside components are covered. Additional First American Home Warranty coverage is available with the purchase of the First Class upgrade.

Plumbing System

For the plumbing system, First American Home Buyers Protection contract covers leaks and breaks in the pipes, pressure regulators, toilet tanks and mechanisms, permanent sump pumps, hot water pump, various valves, and more. In case any walls, floors, or ceilings need to be penetrated for the repair of piping, the company will return the opening to a rough finish. The coverage for diagnostics, access, and repair or replacement is capped at $500. Additional coverage with the purchase of the First Class upgrade will include all faucets, shower heads, and hose bibs for up to $600 per occurrence.

Electrical System

As for the electrical system in the house, all wiring, plugs, conduit, junction boxes, switches, and circuit breakers are covered by the First American Home Warranty contract, including the ground fault. The company will provide access to covered electrical repairs through the walls, floors, or ceilings, and will return the opening to a rough finish. However, none of the computer, video, intercoms, alarms, doorbells, or any wiring associated with them will be covered. For additional coverage with the purchase of the First Class upgrade, the contract will include smoke detectors, correction of code violations, and obtaining building permits for up to $250.

Home Appliances and Fixtures

The First American Home Warranty Plans cover most home appliances, including oven/range/cooktop, built-in microwave, dishwasher, clothes washer and dryer, trash compactor, garbage disposal, instant water dispenser, and a kitchen refrigerator. Additionally, attic and exhaust fans, as well as ceiling fans, are covered for all parts, except light kits and remote transmitters. Initially I was disappointed that First American Home Warranty was not able to get someone to service my hot water heater. It took several days before I was told I could hire my own plumber to replace my 27 year old hot water heater. I was worried during those days that the water heater would rupture and flood my basement. Thankfully that didn't happen. Once I was able to hire my own plumber, everything went smoothly after that. It would have been nice if the entire cost was covered but most of it was. They also sent out my reimbursement check quickly. That was very much appreciated! I would recommend them to others who are selling or buying a home.

The companies that did the work were wonderful.. However, their customer service reps are argumentative, combative, and flat out rude. I dread calling them. I asked for a supervisor so I could give feedback and was placed on hold for ten minutes while they "found" one. I am not a fan after paying for their Premium package.
