You’ve been thinking about an Idaho home warranty–maybe you are selling your home or buying one–or just want to have peace of mind that comes from protecting your home systems and appliances.

But what should you even look for in a home warranty? What are the home warranty companies out there that will do the most to protect your Boise home? Let’s take a look at these Idaho home warranty reviews and find out.

Who Needs A Home Warranty in Boise?

There are so many reasons to consider a home warranty. As a home ages, the worry about repair and replacement of everything from the heating system, to the cooktop, to the garage door openers can be a strain.

Homeowners insurance doesn’t cover simple wear and tear the way a home warranty does. With a home warranty, you have a wide range of covered items, with repair and replacement that can be far less expensive with home warranty coverage than paying out of pocket.

Homeowners

Maybe home repairs are just not your thing, or you just don’t have the time to spend on that kind of thing. When your home’s systems like the air conditioning, the HVAC, the furnace, or the dishwasher, or your water heater start to get older, you don’t want to leave it to chance. You want a plan to take care of repairs or replacement of home appliances and systems, such as the plumbing system or the septic system, when the need arises. With a good home warranty plan, you put in service request claim and get things taken care of without the need to pretend you can DIY a broken HVAC system

Homebuyers

You want your new home to be perfect, but you understand the risks of homeownership. That’s why it’s a good idea to ask the home seller to add a home warranty to the sale of your home. Sometimes your Realtor will offer a home warranty as part of their service, and of course, paying for one yourself can be a lifesaver in the long run.

Homesellers/Real Estate Agents

Home warranty service providers are glad to offer plans that carry over to the new owner, and it is a great way to incentivize a buyer. This way, you can cover everything from ductwork to electrical systems while your home is up for sale.

Landlords

If you own multiple properties, there are plans that cover multiple properties — American Home Shield- this can be a way to save time and money on costly repairs or replacement of major systems at your rental properties.

What Should You Think About When Purchasing A Home Warranty in Boise?

Weather/Climate

Boise and the Treasure Valley region are considered high desert, which makes for cool nights and warm days. That temperature fluctuation can make systems like air conditioning and heating work harder. The mist and fog especially in the winter months can prematurely damage systems located on the exterior of your home.

Geography

boise city home warranties

The geography of Boise and the Treasure Valley make it a breathtakingly beautiful place to live, with mountain ranges all around and the Boise River cutting through town. But those geographic features also make for some challenges to the upkeep of your house.

Real Estate Data

If you are thinking about moving to town, here is a great introduction to what’s so cool about Boise:

The capital of the Gem State has some great real estate at prices that are lower than in nearby states, especially California and Washington. This is making it a very popular place to move, with Boise currently at around a quarter of a million in population. Protecting your investment now is a good idea, as prices continue to rise, and the value of your home increases. You want to keep that value up by keeping your appliances and systems in good working order.

What Will A Home Warranty Cost A Resident Of Boise?

When considering the cost of a home warranty, there are two common costs used throughout the home warranty industry:

  1. The monthly cost (premium) of the home warranty plan you prefer
  2. The service call fee (deductible) you’ll pay when you file a claim and a service contractor comes to your home

Premiums: Among the top 5 home warranty providers for Boise, the cost ranges anywhere from around $29 per month ($348 per year) to around $60 per month ($720 per year). Be sure to get a free quote from your preferred home warranty provider

Deductibles: Deductibles range in price from the mid $60s to $125. Usually, as with American Home Shield, with a higher service fee, you get a lower premium

What Types Of Plans Are Available For You In Boise?

Home warranty plans come in three varieties: a Basic Plan that covers appliances, an intermediate plan that covers systems, and a Combo Plan that offers comprehensive coverage of both. Some companies, like Choice and First American, only offer the Basic and the Combo, and a large percentage of buyers find the Combo Plan to be the best option for the money.

What Are The Home Warranty Regulations In Boise?

Since a home warranty is a service contract and not home insurance, they are not regulated under the Idaho insurance codes found in Chapter 62, Title 41 of the Idaho Code. They are instead regulated under Chapter 6, Title 48 as part of the Idaho Consumer Protection Act. These include provisions for unfair methods and practices. The businesses reviewed here are market veterans, with a track record of good business practices.

choice home warranty

Why Do We Like Choice?

Out of all the home warranty companies we reviewed, Choice Home Warranty has the most comprehensive plans, good payout limits, minimal number exclusions, quality customer service, and affordable cost.

Choice has two main home warranty plans. The “Basic Plan” and the more comprehensive “Total Plan” covering 15 home appliances (dishwasher, etc) and systems (duct work, water heater, etc). They also have “Optional Coverage” for add on items most homeowners don’t usually have, which include pools and spas, well pump, sump pump, roof leaks, other extraneous items.

Based on our review, Choice’s “Total” plan covers these items at a more affordable price point than its competitors although has a few more exclusions, which is how they can justify charging a lower monthly payment.

The thing about home warranties is that they are a bit complicated with a lot of moving parts that may confuse most homeowners on what’s covered versus what’s not covered.

A key deciding factor in our review looking for the best home warranty company is finding one with top quality customer service to help customers like you walk through the claims process so you don’t have to worry about nasty surprises when you need service.

That said, Choice has 24 hours a day 7 days a week 365 days a year availability and a 48 hour response time to get a contractor out to your home. Other providers tend to have slower response times and are less communicative about when technicians are assigned to your claim.

Policy On Pre-Existing Issues or Older Units?

Choice covers appliances regardless of age or existing wear and tear, so you don’t need to worry about signing up and not getting covered due to age assuming you’ve properly maintained the item over it’s life.

What’s not covered is if you or someone else breaks the unit regardless of when it happens. All home warranties, regardless of company, won’t cover a unit you break through negligence or misuse (i.e., baby sticks chocolate bar into VCR).

Pros

  • Good Limits (up to $1,500)
  • Minimal Exclusions
  • More Affordable

Cons

  • Only 15 Home Appliances & Systems Covered

American Home Shield Review (Editor’s Choice)

  • Service Fee: $75 – $125
  • Coverage: 10/10
  • Limits: 10/10
  • Exclusions: 9.5/10
  • Affordability: 7/10
  • Customer Service: 9/10

Why Do We Like American Home Shield?

Far and away the most thorough and transparent home warranty company we reviewed is American Home Shield. They are the gold standard. If you spend any amount of time on their website, it’s clear that they are very upfront about what they do cover and don’t cover when compared to their competitors.

In fact, they go out of their way to tell you they cover things their competitors don’t like rust or plumbing stoppages.

They also have the best home warranty coverage with an astounding 21 systems and major appliances including trash compactor, smoke detectors, and clothes washer. They also have the fewest number of exclusions with the highest dollar limit payout amounts ranging from $1,000 – $3,000 per claim.

Think of American Home Shield as the “BMW” or “Mercedes” of home warranty companies. More expensive than Choice, but with better coverage and limits.

Why Do We Like Select Home Warranty?

Select Home Warranty made our list as a best budget friendly home warranty option. They have lower limits ranging from $500 – $2,000 per claim but also lower service fee costs and potentially reduced annual premiums as low $325 per year if you opt into multiple year contracts, far below other competitors.

If you opt for their “Platinum Care” they are on-par with other providers in terms of what they actually cover.

Overall, a great budget option for people who want a home warranty but can’t afford Choice or American Home Shield.

total home protection home warranty

Why Do We Like Total Home Protect?

Total Home Warranty made our list as a home warranty with above average protection on more robust systems like septic systems and roof coverage.

Their monthly cost comes out to around ~$45 per month for their basic “Gold” plan, which puts them on the more expensive side of the scale when compared to other top home warranties on our list with better coverage.

Most home warranties do not cover anything related to your roof but Total Home Protect does, which we found to be unique to their offering helping them crack our top list.

Policy On Pre-Existing Issues or Older Units?

Very similar to Choice and AHS, Total Home Protect covers old systems and appliances that break down due to wear and tear, but they do not cover pre-existing issues or negligence related to the misuse of your appliance or system!
