2-10 Home Warranty brochure now describes two main products available to home buyers: Home Service Contracts and New Home Structural Warranties.

Home Service Contracts are similar to Combo Plans in such companies as Select Home Warranty or Landmark Home Warranty. They are available for home buyers only. For $299 a year, the homeowners may purchase coverage for all major home system, such as air conditioning, heating, plumbing, and electrical systems, and a number of home appliances. These include kitchen appliances, washer and dryer, garage doors, ceiling fans, and even a doorbell.

Additionally, the home buyers may purchase a warranty for their swimming pool, well, septic, and water softener. All these items are priced a la carte.

New Home Structural Warranties is a new product offered by 2-10 Home Warranty. It is available to the home builders who are members of the 2-10 Home Buyers Warranty program. It is available for 10 years and is not renewable. The 2-10 home warranty cost varies by state, but on average it is less than a half percent of the total purchase price of the home, including land.

New Home Structural Warranties includes coverage for such items as floor framing and structural supports for floor systems, columns, beams, foundation system, load-bearing walls, roof raming. These items are usually not covered by other home warranty companies.

Air Conditioning and Heating Systems

For the a/c system, the 2-10 Home Buyer Warranty plans cover all kinds of air conditioning units such as central, including heating pumps, geothermal and water source systems, evaporative coolers, built-in electric wall units, and multiple units. The coverage also includes thermostats. The same applies to the heating system. The 2-10 Home Buyer Warranty services almost all heating units, except coal, wood, or fuel burning equipment, including ductwork, interior gas lines, and thermostats. The HVAC coverage is limited to the amount of $1,000.

Electrical System

Electrical system coverage includes wiring, switches, outlets, and panels, as well as telephone wiring. The 2-10 Home Buyers Warranty does not serve wires outside the home or garage, electronic or computerized energy management systems, or lighting fixtures that are not hard-wired.

Plumbing System

As for the plumbing system, the 2-10 Home Warranty plans provide coverage of the following problems: leaks and breaks of water pipes, waste lines and vent lines, assembly parts within the toilet tank, shower, tub, diverter, risers, angle stops and gate valves, pressure regulators, clearing of stoppages with rotary machine up to standard cable length, primary and permanently installed sump pumps used for groundwater, built-in bathtub whirlpool motor, and pump assemblies.

Note: Clearing of the same lines after 30 days has elapsed will be considered a new service request and is subject to an additional service fee. The 2-10 Homebuyers Warranty doesn’t cover any loss arising out of a condition of mineral or chemical deposits, water residue, insufficient capacity, or loss from externally caused physical damages.

Other Home Systems

The 2-10 Home Warranty also includes systems such as doorbells—excluding any intercoms related to them, alarm—including burglar and fire alarm systems, garage door—where all parts and components for up to three units are included, except garage door, garage door track or rail assembly, rollers, or problems caused by physical damage. For water heaters,  the 2-10 Home Buyers Warranty plans offer coverage for gas and electric including tankless, power, and direct vent units unless sufficient capacity is exceeded. For cooktop exhaust fan and ceiling fan, the warranty does not cover belts, shutters, or filters.

Home Appliances

The 2-10 Home Warranty does not provide coverage of appliances not located in the kitchen. The company does not service meat probe assemblies, outdoor glass, multimedia center, racks, shelves, interior thermal shells, food spoilage, and freezers, which are not an integral part of the kitchen refrigerator, or door glass, portable or countertop units, trim kits, rotisseries for built-in microwave, or duplicate appliances. If there are problems with sensi-heat burners, 2-10 Hombuyers Warranty will only replace them with standard burners for range, oven, or cooktop.

Optional coverage is available for dryer, washer, pool and spa, and HVAC. It is important to note that the maximum aggregate liability for all claims is $25,000.

  • 2-10 Home Warranty accepts claims 24/7 by phone or online and provides emergency service. If it’s not an emergency situation, the company will send an independent technician to deal with your claim, and the repair work will take two days (on weekdays). If it fails somehow, there is a free reservice period (parts and labor) of 30 days available.

 

  • However, despite the different types of plans available, there is a limited selection of optional coverage items, but they are the most common ones. Also, you may cancel the claim with a refund within 30 days.

In short, I was told by specialist Jesse Wright today over email and phone that his "hands were tied" and that "there's nothing [he] can do" -- not once, but at least five times within a 5-minute phone call. Cover your corporate behind much? Rather than answer my questions or even attempt to convey a shred of empathy, he spoke hushed and quickly with the obvious tone of someone eager to end a phone call. To top it off, after the call was dropped (or, possibly, was cut on his end -- who knows), he didn't bother to call back and try to answer my questions.
