BUYERS BEWARE!!!! This company is a scam. Yes, read ALL FINE PRINTS before you purchase from them or you will regret like I did.

I was sold a 3 year home warranty contract with Select Home Warranty for $299.99/year (totaling $899.97 for all 3 years) on 4/19/16 by their agent, Jeff Stevens. I sold and closed on my house on 4/7/17 and they only refunded me $394.98 because according to their policy holder agreement's fine print section 13.2: You may cancel this Agreement within 30 days from the Order Date of this Agreement,...After the 30th day, you may receive a refund pro-rated at the 'NON-DISCOUNTED' annual plan cost. A $75 cancellation fee will be charged,....REALLY?!?! This disclaimer only serves to benefit the company, not their customers. The NON-DISCOUNTED rate they charged me on my refund is $429.99.

I called their billing department repeatedly and it is very hard to get ahold of someone to speak with me. When I finally managed to speak with a customer rep, she claimed section 13.2 on the contract agreement.

I will NEVER deal with this company again.

Lesson learned: never buy a home warranty with any company for more than 1 year or you will not get your money back when/if you terminate your policy early.

Coverage

One of the most important things you need to know about home warranty companies is what it covers and what it does not cover. Select Home Warranty coverage includes all major home systems, kitchen, and laundry appliances, as well as some additional items, such as lawn sprinkler system and roof leaks.

Air Conditioning and Heating System

For the central A/C, the company covers the primary floor air conditioning unit only, provided that the unit does not exceed a 5-ton capacity. Coverage includes motor, compressors, condensers, and thermostats. The same policy applies to the heating system. Only primary heating systems not exceeding a 5-ton capacity is covered: all modules, components, and parts necessary to the functioning of the unit. Additionally, the company covers all ducts from heating and A/C units to the point of attachment at registers or grills.

Plumbing System

For the plumbing system, Select Home Warranty covers line leaks and breaks in water drain, waste, or vent lines unless they are caused by damage resulting from freezing or from roots. Mainline stoppages are covered up to 100 feet from the access point and are only cleared when there is an accessible ground level cleanout. Toilet bowls, tanks, flushing mechanisms, angle stops, and risers are also covered by Select Home Warranty.

Electrical System

Electrical system coverage includes wiring, service panels and sub panels, switches, breakers, outlets, junction boxes and ground fault interrupters. No damage to the electrical system caused by flood, fire, water, rust, corrosion, or lightning will be covered. Home Appliances

Select Home Warranty coverage includes all modules, components, and parts for the following appliances: clothes washer and dryer, garbage disposal, refrigerator, stove/oven/cooktop, built-in microwave oven, and dishwasher. Additional coverage for the second refrigerator, stand-alone freezer, and ice maker can be purchased separately.

Optional coverage is also available for pool and spa, central vacuum, sump and well pumps, additional a/c unit, furnace or water heater, lighting fixtures, septic systems, and more.

Here are some important things about Select Home Warranty coverage that you should consider before signing a contract with the company:

  • All systems and appliances must be in proper working order on the effective date of the service contract.  



  • Any pre-existing conditions or defects causing the malfunction of the system or appliance during the term will not be covered by Select Home Warranty.



  • If a defective or malfunctioning system or appliance is discovered by an inspection company prior to the transfer of ownership of the property, or by a utility company at the time of the transfer of ownership, said condition shall be deemed a pre-existing condition and not covered under the contract.



  • Manufacturer’s Warranty. All systems and appliances covered under either the manufacturer’s, distributor’s, or any other express or implied warranty will not be covered under the contract.

Plans and Costs

In this section, we will tell you all you need to know about the different Select Home Warranty plans. Before you start reading, look around your house and decide what you definitely want to cover, and what you maybe want to cover. These decisions will help you make the right choice and save money on home repairs and replacements.

Unlike companies like Old Republic Home Protection that have only two plans, basic plan for less coverage, and total plan for more, Select Home Warranty plans have three options: Bronze Care, Gold Care, and Platinum Care.

The Bronze Care plan includes home appliances only. This is the cheapest plan and is good for those homeowners who are confident in their home systems and don’t need any coverage for them.

The Gold Care plan, on the other hand, is good for home systems only, including a/c, heating, electrical, plumbing, ductwork, and water heater. This plan will work the best for those homeowners who had their appliances recently updated and are still covered under the manufacturer's warranty. Please keep in mind that the home warranty and manufacturer’s warranty may not be combined.

For those homeowners who like to have everything in their house covered under a home warranty, the Platinum Care plan will be the best option. It combines coverage of Bronze and Gold Care plans and protects all listed home systems and appliances. Optional add-ons, such as pool and spa, central vacuum, lawn sprinkler system, and roof leaks may be added for an extra cost per year.
