2-10 Home Warranty offers premium coverage and a lifetime (term-length) workmanship guarantee at a reasonable price, making them a great choice for homeowners of all budgets. All three of their plans are a great bargain, and although their coverage limits vary a lot based on the item, they’re still a great choice for customizable coverage and unique add-ons.

Home warranties, also called home service contracts, cover and repair damages to your appliances and home systems in exchange for a monthly or annual fee. However, there’s a lot of bad press around the industry because of denied claims, and rightly so. Your coverage is rarely as good as it seems, judging by sales calls, and even the most expensive plans won’t cover everything. Keep in mind they’re a business, and they need to turn a profit. These companies are often looking for ways to legally avoid covering your claims, and since there are always exclusions and legal loopholes in the contract, they’ll use them to their advantage. But despite any cons, there are still plenty of benefits to getting a home warranty policy, and I’m here to help sort out the good from the bad.

I’ve researched 2-10 Home Warranty, also called 2-10 Home Buyers Warranty (HBW), using Today’s Homeowner’s specific review criteria to rank home warranty providers. While secret shopping, I obtained warranty quotes for a two-bedroom home in Philadelphia, thoroughly reviewed 2-10 Home Warranty sample contracts, and searched the internet for the most accurate (and critical) customer reviews.     2-10 Home Warranty: Best Workmanship Guarantee

    Hands down, my favorite thing about 2-10 Home Warranty is their unlimited workmanship guarantee, meaning that if you pay a service fee to have a covered item repaired, they’ll make sure that repair is in good standing for the entire term of your service agreement without your ever needing to pay an additional service fee. 2-10 also offers an “Even If” service fee guarantee — if you’ve called a technician and 2-10 determines that you’re not eligible for coverage for the item, you can create a claim to have the service fee reimbursed. On top of that, 2-10 Home Warranty has been in business for more than 40 years, has an A rating with the BBB, and is accredited with the National Home Service Contract Association (NHSCA) — all of which go a long way toward giving customers peace of mind.

    2-10 Home Warranty doesn’t have a lot to complain about, but I have two main issues with them. First, they don’t include washer and dryer coverage in their Complete Home plan, which is a big disappointment. It’s included in the Pinnacle Home plan, but other than that, you have to buy it as an add-on. Most competitors include washer and dryer coverage for free in their appliance plans, so this is a big detriment to 2-10 HBW. Additionally, they claim to have an annual aggregate limit of $25,000 for covered systems and appliances, but the individual limits on covered items are $2,000 or less, depending on the item, so the aggregate coverage is not as great as it seems. $2,000 is average for most covered items, but the annual limit of $25,000 could be misleading if customers don’t thoroughly read their contracts and realize the actual item limits are much lower.


    2-10 Home Warranty Bottom Line:

    2-10 Home Warranty ranks in the middle of our top providers when it comes to its overall score, but they do have features that set them apart from the pack. First, their unlimited workmanship guarantee makes sure that your repairs are in good standing for the lifespan of your service agreement without any additional fees, which is a huge perk since most other providers only offer workmanship guarantees for 30 to 90 days. Second, their  “Even If” service fee guarantee — giving you the option to have the service fee reimbursed if an item isn’t covered under your policy and you’ve already called a technician for a repair — is unique. 

    In terms of general perks, 2-10 offers affordable rates, a decent amount of add-ons, and a claim payout rate of 97.5%, giving them an edge over competitors with pricey premiums or inconsistent claim payouts.

    There are a few drawbacks to 2-10’s service. One is that they don’t include washer and dryer coverage in their Complete Home plan. This may seem like a minor con, but adding a washer and dryer is an extra $6 a month, so you would need to spend at least $45 ($39 for the Complete Home plan plus $6 for the add-on) in order to cover all your appliances. At that point, I would just spend the extra $4 and get the Pinnacle Home plan. Similarly, the individual limits on 2-10’s covered items are $2,000 or less, which isn’t particularly impressive. It’s about average for the industry, but given 2-10’s monthly premiums, the dollar amounts could be a bit higher, especially for big-ticket items like HVAC and other home systems.

    2-10 Home Warranty is a great choice for budget-conscious buyers as well as homeowners who want total coverage, but I would suggest only purchasing the Pinnacle Home plan. While all three of 2-10’s plans are priced decently, I don’t think the other two are worth it. If you only want to protect your kitchen appliances, it makes more sense to just save up and buy new items instead of spending $27 for basic coverage that likely won’t get you a brand-new replacement appliance because of 2-10’s coverage limits. Likewise, the Complete Home plan is reasonably priced, but it doesn’t cover everything. In my opinion, it’s worth it to get comprehensive coverage with the Pinnacle Home plan since it’s only $10 more than the Complete Home plan.


    2-10 Home Warranty Plans and Coverage

    2-10 Home Warranty offers three coverage plans, the most basic of which starts at a lower price point than most competitors. At only $27 a month, the Simply Kitchen plan is a unique option for those who only want to protect a few kitchen appliances, differing from most competitors’ appliance-only plans. The Complete Home plan goes a little further, adding HVAC, plumbing, and electrical to the coverage. The Pinnacle Home plan adds a washer and dryer to the mix, as well as the “supreme” coverage add-on, making it a fully comprehensive coverage package. 2-10 also offers specific warranties for home buyers, home sellers,  home builders, and real estate agents, as well as 22 add-ons to customize your plan. All plans are a good value for the money, but if I were purchasing a plan from 2-10, I’d definitely go with the Pinnacle Home plan. It’s the only option with full comprehensive coverage, and it comes at a good price. Plus, washer and dryer coverage is typically essential, so it’s disappointing that they don’t include it in the Complete Home plan. 

    While their plan options are affordable, the two basic coverage options don’t include many covered items, so we gave 2-10 Home Warranty a 7.5. However, 2-10 gives the option to choose your own service fee amount, shown below, which gives you more control over your monthly rate.

    2-10 Home Warranty Affordability

    2-10 Home Warranty has the highest affordability score out of all of our top home warranty providers, and for good reason. Their rates start at just $27 a month and top out at around $49 a month (depending on promotions), which is much less than what most providers charge. Usually, you’re lucky to get comprehensive coverage for less than $60 a month, so the Pinnacle plan is a bargain at $49. Their rates are also consistent throughout the entire country, which is a good sign that they have sustainable pricing. Likewise, 2-10 Home Warranty has flexible service request fees as low as $65, which gives you more control over your monthly rate. Most of their add-ons are between $5 and $10 a month, so they’re also affordable if you want to customize basic coverage. Simply put, 2-10 has reasonable prices all across the board, so we gave them a 9.6.


    2-10 Home Warranty Customer Experience

    2-10 Home Warranty has an average customer experience score compared to other top home warranty providers. 2-10’s lifetime (term-length) workmanship guarantee is a huge perk, but their standard 30-day waiting period for coverage to start after sign-up and complications with emergency services brought their score down to 8.4. Customers frequently complained about hard-to-reach reps, especially during emergency situations, which shows their emergency coverage isn’t as good as it seems. One customer said:

    The sales associate assured me I could choose my own contractor in emergency situations like weekends and evenings. This couldn’t be further from the truth. On a Sunday, my plumbing backed up, and septic flooded into the bathrooms and bedrooms. I immediately contacted their “24-hours a day/7 days a week line” after filing an online claim. I received an automated message indicating no one was available and to call back the following day.

    2-10 provides the definition of an emergency as “a service issue resulting in (1) no electricity, gas, water, or toilet functionality to the entire home; (2) a system malfunction that causes ongoing damage to the home; or (3) a condition that immediately endangers health and safety.” During an emergency, 2-10 will aim to initiate service within 24 hours, which isn’t very fast, considering some competitors have a 12-hour response time during normal claims.

    2-10 has a lot of perks, and if it weren’t for spotty customer service and unreliable emergency services, they’d have a much higher score. However, taking into account their shortcomings, we gave 2-10 Home Warranty an 8.4.


    2-10 Home Warranty Company Reputation

    2-10 Home Warranty has a relatively high company reputation score, partially because they earned an A grade with the Better Business Bureau and they’re accredited with the National Home Service Contract Association (NHSCA), amply demonstrating their legitimacy. 2-10 has decent online reviews overall, but some customers left complaints about poor response times, denied claims, or hard-to-reach customer service reps. One Google customer said:

    “They are quick to rattle off a script, but God forbid you ask them to think critically and partner to find a solution. If it’s not on their screen, it’s not an option. I wish I could say something nice about them, but I really cannot and wouldn’t recommend this company. ”

    A customer on Yelp said:

    “Absolutely garbage company. Designed to steal money from consumers by making it nearly impossible to reach a service rep.”

    What’s more concerning to me is the claim that responses from 2-10 Home Warranty on Yelp are automated and illegitimate. The same user went on to say:

    “When people see the auto-reply by the “business owner, “please know this is a fake reply. I already tried these methods and was shooed off. Don’t spend your money on this scam business.”

    However, 2-10 is home to many loyal and happy customers who have been with them for more than a decade, which says a lot about their overall reputation. One Google customer said:

    “I have used 2-10 Home Warranty services on both of my properties and am very satisfied with them and their process.  They send professional and efficient service technicians.  I recommend them to my family and friends.  I have used them for over 10 years without any problems or complaints.

    Many of the praises customers gave 2-10 were about their network of reliable service contractors, which is a very big deal. While there are mixed reviews, the good certainly outweighs the bad, especially on sites like Google, so we gave 2-10 Home Warranty an 8.9.

    2-10 has a decent claims score, mainly due to their 24/7 availability with emergency services. On their website, 2-10 claims to cover over 6 million homes nationwide and pay 97.5% of claims, which is an impressive feat. However, it’s nearly impossible to verify those figures, and if you take a quick glance at customer reviews, it seems that more than just 2.5% of customers are unhappy with their claims process, so the 97.5% statistic may be more of a technicality. 2-10 has an annual aggregate limit of $25,000 for covered systems and appliances, but the individual limits on covered items are $2,000 or less, depending on the item, so the aggregate coverage is not as great as it seems. 2-10 has a mediocre average response time of 48 hours, but their emergency services and 24/7 availability bring their score up to 8.4.

    While 2-10 Home Warranty has a better workmanship guarantee and better affordability than Liberty Home Guard, Liberty excels in basically every other way. They offer 42 add-ons (compared to 22 options from 2-10), they have better customer reviews, a better company reputation score, and a great claims process. Liberty also offers straightforward plans for appliances, home systems, and comprehensive coverage, whereas 2-10’s plans are a bit more confusing in how they mix and match coverage.

    Their overall scores aren’t too far apart, and both are great choices for a home warranty provider. However, I’d recommend 2-10 Home Warranty to homeowners who want the security of a lifetime workmanship guarantee and affordable monthly rates since those are the main unique perks that they offer. On the other hand, I’d recommend Liberty Home Guard to homeowners who value reliability, customer service, and customizable coverage.

    2-10 Home Warranty vs. American Home Shield

    Despite having the same overall score, these two companies offer very different perks. American Home Shield (AHS) has some of the best coverage limits in the industry ($5,000 HVAC and $4,000 appliance limits on its ShieldPlatinum plan), but it also has some of the most inconsistent customer reviews. Additionally, AHS’s rates change a lot based on location and online promotions, which makes it hard to gauge whether they’re a good value or not. Depending on the discount, both companies could have an equal claim to being one of the cheapest home warranty companies.

    On the other hand, 2-10 Home Warranty has very reasonable rates across the board, even when it comes to its service fees. While 2-10’s customer reviews aren’t much better than AHS’s, their prices are more consistent throughout the United States, making them more reliably cost-effective. AHS and 2-10 are neck and neck in a lot of categories, but when it comes down to it, their unique features are what really give one an edge over the other, depending on what you value. I’d recommend American Home Shield to homeowners who want high coverage limits and affordable rates (even though they’re inconsistent). However, I’d recommend 2-10 Home Warranty to buyers who value affordable monthly rates, flexible service fees, and a great workmanship guarantee.

    2-10 Home Warranty vs. First American Home Warranty

    Both companies have very similar scores across the board, but their main differences are their coverage limits and availability (or lack thereof). 2-10 Home Warranty is available in 48 states, while First American is only available in  34 states (not available in AK, CT, DE, HI, IL, LA, ME, MA, MN, NH, NJ, NY, ND, RI, VT, or WI), giving 2-10 a much higher availability score. On the other hand, First American offers up to $3,500 per appliance in its plans, making it one of the best home appliance insurance companies. At only $2,000 or less for most covered items, 2-10 just can’t measure up. Some other noteworthy differences are that 2-10 offers a lifetime workmanship guarantee, which First American’s guarantee of 30 days can’t match.

    In most cases, I’d recommend First American because their high coverage limits are an important factor in how much you get paid for claims. However, 2-10’s lifetime workmanship guarantee may be more appealing to buyers who value the security of knowing their repairs are going to be covered for the entirety of their term. First American is a valid contender, but its limited availability makes it a no-go for homeowners in states where they don’t operate. If you do live in a state where First American operates, it’s likely the better option.
